DoorKing Gate Motor Replacement: The McKinney Owner’s Guide

We stock and install DoorKing-compatible gate motors across McKinney and Collin County, with most replacements running between $850 and $1,650 installed depending on your model and the condition of your existing arm, chain, or pad mount. In most cases we can have your gate running again the same day we arrive, because our trucks carry the DoorKing parts that fail most often. You’ll know it’s the motor when the gate groans and stalls halfway, trips the breaker repeatedly, or sits dead silent while the keypad still beeps.

DoorKing builds a solid motor. What we see in McKinney is usually age, not abuse: capacitor failure from Texas heat, worn limit switches, or a chain that’s been pulling against a hinge that hasn’t seen grease since the Bush administration. The motor gives out slowly, then all at once.

Which DoorKing Models This Applies To

This page applies to the slide and swing gate operators DoorKing has made for residential use over the past two decades: the 9050, 9100, 9150, 9200, and the current 9000-series slide operators, plus the 6000 series and 6500 swing operators. If your gate slides on a track, you’re looking at a 9000-series or older 9050. If it swings on hinges, it’s a 6000 or 6500 series. The model number is printed on a silver data plate riveted to the side of the motor housing, near the capacitor.

Here’s the DoorKing-specific gotcha most owners don’t know: the 9150 and 9200 share a nearly identical housing, but the 9200 runs a heavier-duty motor and a different control board. A 9150 motor bolted into a 9200 will work for a few weeks and then burn out under the load of a heavier gate. We match by model number and by measuring the gate’s actual weight and travel length, not by what the old motor looked like.

On OEM versus aftermarket: DoorKing’s OEM motors are well-built, but they’re priced like OEM everything. For the 9000-series slide operators, we carry a quality aftermarket motor from a Texas supplier that has held up as well as OEM in our experience, and it saves our customers $150 to $250 per job. For the 6500 swing operators, we prefer OEM because the aftermarket castings we’ve tested didn’t hold alignment over time. That’s a judgment call we’re glad to walk you through on the phone.

Signs Your DoorKing Gate Motor Replacement Is Failing

  • The gate starts, labors, and reverses before fully opening. The motor’s starting capacitor is weak, a common result of ten-plus Texas summers. The motor can’t build the torque it needs to finish the stroke, so the control board reverses it.
  • The breaker or GFCI trips every time the gate runs. The windings are shorting internally. This is a fire risk and a clear sign the motor is done. Cut power at the breaker and call us.
  • The operator hums but the gate doesn’t move. The capacitor has died completely, or the drive chain has jumped the sprocket inside the housing. Either way, the motor isn’t the only thing we’ll check.
  • The gate moves at half speed and the motor housing is hot to the touch. The motor is running on a single winding instead of both. Continued use will seize it permanently, and a seized motor can damage the control board too.
  • The gate works intermittently, usually after sitting still for hours. Limit switches are wearing out, and the motor keeps trying to over-travel until the board cuts power to protect itself. That’s the motor telling you it’s tired.

Replacement Cost & What’s Included

For most DoorKing residential operators in McKinney, you’re looking at $850 to $1,350 installed for a slide gate motor replacement, and $1,000 to $1,650 for a swing operator. The spread comes down to model, whether we’re replacing just the motor or also the control board and capacitor, and whether your gate’s hinges, wheels, or chain need attention while we’re in there. A motor bolted to a gate that doesn’t roll freely will die young, so we include a gate assessment with every replacement.

Every replacement includes the new motor or motor assembly, labor, limit switch adjustment, chain tensioning where applicable, and torque setting for your specific gate. The price is settled and agreed before we turn a single bolt. You’ll get a written quote and the final invoice matches it unless we find something you asked us to fix. The work is covered by our 90-Day Done Right Promise, in writing: if it’s not right, we come back and make it right. No paperwork, no arguing.

DIY or Call Us?

What you can safely check: is the breaker tripped, is the gate physically jammed on something (rock, branch, a kid’s bike), and is the keypad or remote actually sending a signal. That last one you can test by watching the receiver LED on the control board when you hit the remote. If the LED blinks, the board is getting signal and the motor is the likely culprit.

Where DIY goes wrong: the capacitor inside a DoorKing motor stores enough charge to knock a grown man off a ladder even with power cut. The chain and belt are under tension, and the wiring runs at line voltage. If the motor is hot, humming, or tripping breakers, don’t open that housing. Victor Salinas has spent nearly three decades working on these exact units across Collin County, and his rule is simple: if it moves when it should not or stops when it should, we will find out why. Call (430) 226-4507 and we’ll have a technician out to you.
